Maintenance That Pays Off
The single best thing a Sub-Zero owner can do is clean the condenser every six to twelve months, and more often with pets. Replace the water filter twice a year to protect the ice system, check the door gaskets for a clean seal, and address any small change in cooling promptly rather than waiting. Along the Front Range, dry air and hard water make these habits matter more than they would at sea level.

The Economics Are Not What People Assume
A built-in Sub-Zero is a twelve to fifteen thousand dollar appliance, and the parts that actually fail on one are fans, sensors, heaters, gaskets and relays costing tens of dollars. That gap is the whole story. A fifteen-year-old built-in running warm is almost never at the end of its life; it is an expensive machine waiting on an inexpensive part. In most Lone Tree kitchens the cabinetry was built around the box, so replacing the unit means a carpenter and a new panel on top of a new appliance. Repair is usually the cheaper decision by an order of magnitude, and any honest technician will tell you on the rare occasion it is not.
The Two Things Owners Should Actually Do
Vacuum the condenser above the doors twice a year. At our elevation the air is thin and dry and carries fine dust, thin air moves less heat per pass to begin with, and a dusty coil pushes an already hard-working condenser over. The unit does not fail dramatically, it just drifts a few degrees warm and runs longer and longer. The second thing is to watch the door seals. Sub-Zero uses a magnetic gasket that has to compress evenly, and after a decade the rubber takes a set and stops pulling flat at the corners. The gap is too small to see; what you notice is sweating on the door face or frost creeping into a corner.
